- Document Evidence
Bank statement, pay stub, and police clearance — each OCR-validated and name-matched against your verified profile. Documents are the single biggest factor.
- Income Stability (verified)
Income-to-rent ratio (4× rent = perfect). Self-declared income is trusted at only 40% without a verified document, 80% with one, 100% with both.
- Criminal Background (verified)
Clean record earns full marks only with an uploaded Nepal Police clearance whose name matches you. Self-declared 'no record' is partial credit.
- Identity Verification
Government ID + live-scan face match + DOB cross-checked against the document.
- Rent Payment History (self-declared)
Tenure at previous address, on-time payment ratio, eviction record. Self-declared — light weight.
- References & Conduct (self-declared)
Previous-landlord reference and good-neighbor rating. Self-declared — light weight.
- Lifestyle Disclosure (self-declared)
Smoking, heavy drinking, drug use, parties, music loudness. Self-declared — light weight.
- Lease Commitment (self-declared)
Willingness to commit and intended length of stay. Self-declared — light weight.

- 1 verified document (bank statement, pay stub, or police report) → cap 700
