Simple, transparent pricing
HamroRentals is free to browse and free to apply. Landlords pay a small listing fee to publish a property, tenants pay an application fee only after a landlord accepts them, and both sides pay a one-time success fee when a lease is signed. If rent is collected through HamroRentals, each monthly payment also carries a 2.5% HamroRentals platform fee. A Khalti transaction fee is added to every payment at checkout — 1.5% for national (Nepali) payments and 3% for international payments — and applies to listing, application, lease success, recurring rent, and cancellation/penalty fees alike.

Listing your property is completely free. You only pay if you choose the optional Featured rentals promotion.
Application fee · Tenant
Charged only after the landlord accepts your application — unlocks viewing scheduling and contact info. Plus Khalti transaction fee (1.5% national / 3% international).
Lease success fee
One-time, per signed lease. Covers verification, scoring, secure document storage, and dispute mediation. Plus Khalti transaction fee (1.5% national / 3% international).
Recurring rent · via portal (optional)
If the landlord opts in to collect rent through HamroRentals, each monthly payment carries a 2.5% HamroRentals platform fee plus the Khalti transaction fee (1.5% national / 3% international). Rent paid directly to the landlord outside the portal carries no fee.
Cancellation and break-penalty fees also include the same Khalti transaction fee (1.5% national / 3% international).

There are exactly 12 featured slots. They are filled in two stages:
- Paid promotions (Rs 500) get priority and appear first.
- Any remaining slots are filled automatically by our ranking algorithm, which scores every verified listing on: landlord trust score, number of photos, whether a property video is available, and how recently the listing was published.
This means the homepage shows the most trustworthy and complete rentals up front, while landlords can guarantee a top spot by purchasing a promoted slot.

Broker programme
Independent rental brokers can list on behalf of landlords and earn a 2% commission of the agreed monthly rent, capped at Rs 500 per signed lease. The commission is collected upfront from the landlord together with the listing fee, and paid out to the broker the moment both parties fully sign the lease.
Broker commission
Example: a property listed at Rs 25,000/month earns the broker Rs 500 on lease signing. Rents above Rs 25,000 are still capped at Rs 500. There is no platform fee charged to the broker — the commission is added on top of the landlord's listing fee.
What landlords pay when a broker lists
Rs 0 listing fee — publishing is free. The broker's commission (2% × monthly rent, max Rs 500) is settled when the lease is signed.
Tenant application fee and lease success fees are unchanged. Brokers do not receive any share of monthly rent — the commission is one-time per lease.
Broker terms & conditions
- Brokers must register a verified profile and accept these terms before listing on behalf of any landlord. Each listing requires explicit landlord authorisation; misrepresenting authority to list is grounds for immediate removal and forfeiture of pending commissions.
- Duplicate listings (same property/address across brokers or landlords) are blocked automatically. The first verified listing wins; subsequent attempts will be rejected without refund of any wasted effort.
- The 2% commission is calculated on the agreed monthly rent at the time the lease is digitally signed by both parties, and is capped at Rs 500 per lease. Side deals, cash top-ups, or off-platform rent adjustments are not counted.
- Commissions are paid to the payout method on file (Khalti, eSewa, or bank) within 7 working days of lease signing, net of any applicable taxes or withholding required by Nepali law. Brokers are responsible for their own tax filings.
- If a lease is cancelled, voided, or proven fraudulent within 30 days of signing, HamroRentals reserves the right to reverse the corresponding commission. Repeated fraud results in permanent removal from the broker programme.
- HamroRentals is a neutral platform. Brokers, landlords, and tenants agree their own terms; disputes between parties are settled between them, and the platform is not liable for the conduct, claims, or losses of any party beyond the services explicitly listed above.
- Brokers must not contact tenants outside the platform to bypass fees, and must not solicit landlords already represented by another active broker on HamroRentals. Violations void all pending commissions.
- These broker terms supplement the general HamroRentals Terms of Service and may be updated from time to time; continued use of the broker programme constitutes acceptance of the latest version.

How advertising is paid for
- Submit your business details, PAN/VAT and registration papers, a photo ID of the authorised person, and the exact creative you want us to run.
- Pay instantly by Khalti (wallet, mobile banking, connectIPS or card). A 1.5% transaction fee (minimum Rs 10) is shown before you confirm.
- Our compliance team verifies your identity and documents, as applicable under the law of Nepal, then schedules the campaign — normally within one working day.
- If we cannot verify your business, the payment is refunded in full. Paying from abroad or need a VAT invoice? Choose “Talk to us first”.
